The Albanian Riviera

The Ionian coast between Vlora and Saranda, across from Corfu, the Albanian Riviera has been a budget secret among European travelers for a decade. The beaches hold their own against Greece. It stayed quiet because it was hard to reach and harder to trust, and both are improving.

The Bank of Albania's real-estate survey put the national house-price index up 41.7 percent year on year in the first half of 2025, a national, survey-based measure rather than a Riviera return. Albania recorded about 12.47 million foreign-citizen entries in 2025; entries are not unique tourists.

In September 2026, Albania's infrastructure ministry said an emergency arbitrator had declined to suspend termination of the Vlora airport concession; the wider dispute continues. Albania met its EU interim fundamentals benchmarks in May 2026. Its 2030 membership target is a political goal, not an agreed accession date.

Foreigners can generally acquire apartments, while land acquisition is subject to separate restrictions and investment conditions. Title is the diligence burden: much of the coastal stock was built informally and legalized later, so the legalization certificate and cadastre entry matter, and a registry entry alone does not rule out restitution claims.
