South Lombok

One island east of Bali, a short flight across the strait, South Lombok has been the quiet next stop for surfers working Indonesia's breaks. The surf around Kuta is some of the best in the country, the hills are still farmland, and the beaches look the way Bali's did decades ago. The draw is that gap with Bali, and it is starting to close.

ITDC, the zone's operator, reported 850,319 passengers at Lombok airport in January to April 2026, up 18.4 percent year on year, and cumulative Mandalika investment of Rp6.018 trillion at the end of 2025. The two measures cover different geographies and do not establish returns on individual villas.

Hyatt announced a planned 249-room-and-villa hotel within the Samara Lombok development, targeted for 2027; Novotel already operates in Mandalika. The development has a documented dispute: in a 2025 communication, UN experts raised allegations of forced evictions around Mandalika. These are allegations, not a court finding, and contested land rights are not resolved. Due diligence on land provenance is not optional near the zone.

The land ministry's 2022 decree sets a Rp3 billion minimum for qualifying foreign acquisition of a landed house in West Nusa Tenggara; a lease is a different arrangement. Indonesia's E33 second-home route separately includes a qualifying US$130,000 state-bank deposit or US$1 million apartment commitment, subject to approval, and an ordinary leasehold villa does not itself confer residence.
