- Spain is not one market, so the most beautiful place to own a home depends on the life you want: golf and sea views, island quiet, or open countryside.
- On the Costa del Sol, Finca Cortesin and Sotogrande pair Mediterranean views with gated golf communities, with homes listed from $830,000 to $4,500,000.
- Ibiza's countryside offers traditional fincas and villas on large private plots, while Menorca and Tenerife offer calmer island living from $475,000.
- Americans can buy in Spain with no restriction on foreign ownership, but should budget roughly 10 to 13 percent above the price for a resale purchase.
- Non-resident owners pay annual IRNR tax even when the home sits empty, and the Golden Visa property route closed to new applications in April 2024.
What makes a place in Spain beautiful to live in?
Beauty in Spain is not only a view. It is the light on a terrace at the end of the day, and a home that fits the way you want to live. Spain offers that differently from one coast to the next. Its autonomous communities set their own transfer taxes and rental rules, so Andalusia, the Balearic Islands, the Canary Islands and Murcia each work a little differently. Choosing where to own is as much about the region as it is about the house.
Below are six places we think are among the most beautiful in Spain to call home, each with homes currently listed on Airdomo.
Why is the Costa del Sol near Casares so sought after?
The Costa del Sol is the most established international buyer market in Spain. Its western stretch, between Marbella and Sotogrande, is where the coast softens into green hills, golf fairways and long views over the Mediterranean. Finca Cortesin sits right here, in the municipality of Casares.
Golf view villas at Finca Cortesin, $4,500,000
This collection of six eco-friendly villas can be customized to your plans, with three, four and six bedroom layouts and stunning Mediterranean views. The listed home has three bedrooms and three bathrooms on a plot of 1,800 square meters, with a pool, garden, balcony and sea, mountain and golf course views, inside a gated community with concierge services and on-site security. View the listing.
Golf villas at Finca Cortesin, $4,500,000
For buyers who would rather move straight in, these five and six bedroom villas are ready now. Each sits on the Finca Cortesin golf course with a private pool, and the listed home offers five bedrooms and five bathrooms on 1,699 square meters, with access to the resort's spa, fitness center, tennis courts and beach. Is Sotogrande the quieter side of Andalusia?
A little further west, Sotogrande feels more private still. La Reserva is a gated enclave of villas and apartments set around golf, with views that run across the fairways to the Mediterranean. It suits buyers who want the Costa del Sol lifestyle with more space and a slower pace.
Homes here come with access to golf, equestrian facilities and a marina, a natural fit for owners who plan long seasons rather than short visits.

Los Cortijos de La Reserva, $1,180,000
A four-bedroom, four-bathroom villa inside the La Reserva Club, with a private garden and terrace, a fireplace, a communal pool and 24-hour security. There is parking for four cars, and the views take in the sea, the mountains and the golf course. View the listing.
La Reserva, Sotogrande, $830,000
The most accessible way into La Reserva on Airdomo, this listing covers exclusive villas and apartments with Mediterranean views and world-class golf. The listed home has two bedrooms and two bathrooms, with resort amenities that include pools, a spa and wellness center, a fitness center and a gated, secured setting. View the listing.
What is it like to own a home in the Ibiza countryside?
Ibiza has two faces. Away from the coast, the island is pine-covered hills, small whitewashed villages and traditional fincas on generous plots of land. This is the Ibiza many owners fall for, and it is where most of Airdomo's island homes sit.
Prices in prime areas of Mallorca and Ibiza are among the highest in Spain, and competition from international buyers is strong in season. In return, you get privacy and land.

Villa project in the hills of Valverde, $1,250,000
A villa project in Valverde with three to five bedrooms, a private pool, a garden and sea views, just minutes from Cala Llonga beach and local amenities. The plot measures 732 square meters, and the listing shows three bathrooms. View the listing.
Cana Masia villa project, $1,950,000
A traditional four-bedroom, four-bathroom finca in San Juan, currently undergoing a complete renovation. It sits on 14,000 square meters, with terraces, an expansive pool, a fireplace and covered parking, a rare chance to own a piece of old Ibiza made new. View the listing.
Pool villa with tennis court, $4,900,000
Near the village of Santa Gertrudis, this six-bedroom, six-bathroom villa stands on 24,000 square meters of private land. It has a large pool, its own tennis court, an outdoor kitchen, a fireplace and underfloor heating for the cooler months. View the listing.
Traditional finca estate in Sant Jordi, $4,950,000
An expansive finca estate close to Ibiza Airport, with seven bedrooms, six bathrooms, an original tower, a large pool, sun terraces and landscaped gardens. A guest house and underfloor heating complete a property on 8,784 square meters. View the listing.
Is Menorca the calmer Balearic island?
Menorca offers a quieter alternative to Mallorca and Ibiza, at lower prices and with strong demand from Spanish and European buyers. For a holiday home that is easy to lock and leave, a sea facing apartment here is one of the most beautiful entry points into the Balearics.

Sea facing apartments in Arenal d'en Castell, from $475,000
One to three bedroom apartments and penthouses at the Arenal d'en Castell Resort, with sea views and premium amenities close to the Blue Flag beach. The community has 32 units, with pools, a rooftop deck, a fitness center, a spa and covered parking. View the listing.
Why do buyers look at Tenerife and the Canary Islands?
Tenerife, in Spain's Canary Islands, sits out in the Atlantic. Near Playa San Juan, the five-star Abama Resort brings together golf, tennis, ocean views and hotel services, which makes it one of the most beautiful resort addresses in the Canaries for owners who want a home with services already in place.

Las Terrazas apartment at Abama Resort, $800,000
A furnished two-bedroom, two-bathroom resale apartment with golf and sea views, a terrace, pool access and hotel services in a prime location. Owners also have beach access, concierge services, a spa and covered parking. View the listing.

Where is the best value on Spain's Mediterranean coast?
Not every beautiful place in Spain carries a Marbella or Ibiza price. In the Region of Murcia, near Cartagena, La Manga Club is a top sports resort with year-round sunshine, golf, tennis and beach access.
Homes at La Manga Club, $195,000
This listing covers luxury villas, apartments and a plot at La Manga Club, with pools, a spa, a fitness center, children's play areas and on-site security. The listing shows two bedrooms and two bathrooms at $195,000, so ask for the current list of available homes and prices before planning a visit. View the listing.
What should you know before buying a home in Spain?
Americans can buy property in Spain with no legal restriction on foreign ownership. You will need an NIE, a foreign tax identification number, before making an offer, and the sale is completed before a notario, who verifies title and registers the transfer. From accepted offer to signing usually takes six to ten weeks, and a reservation contract (contrato de arras) with a deposit of around 10 percent secures the deal.
Budget roughly 10 to 13 percent above the purchase price for a resale home. The regional transfer tax (ITP) ranges from 6 to 10 percent, and Andalusia charges 7 percent. On new construction, VAT at 10 percent replaces ITP. Spain also prices in euros, so currency moves will affect what you pay and what you receive on resale.
Non-resident owners pay tax even when the home is empty
Non-resident owners pay annual IRNR on an imputed rental income, taxed at 24 percent for non-EU residents, every year of ownership. It requires an annual Form 210 filing, usually handled by a local gestor. Short-term rentals also need a valid regional or municipal licence, so confirm the rules for the exact property before you buy with rental plans.
Owning a home is separate from residency
Spain suspended its Golden Visa property route for new applications in April 2024. Buyers who want to live in Spain should speak with an immigration lawyer about options such as the Non-Lucrative Visa or the Digital Nomad Visa, neither of which requires a property purchase.

Frequently asked questions
What is the most beautiful place to own a home in Spain?
It depends on how you want to live. The Costa del Sol near Casares and Sotogrande suits buyers who want golf and Mediterranean views, Ibiza's countryside suits those who want land and privacy, and Menorca and Tenerife suit buyers who want calm island living.
Can Americans buy property in Spain?
Yes. Americans and other non-EU buyers can own property in Spain with no restriction on foreign ownership. You need an NIE tax number, and the final deed is signed before a notario, who registers the transfer.
How much does it cost to buy a home in Spain beyond the price?
Plan for roughly 10 to 13 percent above the purchase price on a resale home. That covers the regional transfer tax of 6 to 10 percent, notary fees of about 0.5 percent, land registry fees of about 0.2 percent and legal fees of about 1 percent.
Do I pay tax on a Spanish home I do not rent out?
Yes. Non-resident owners pay annual IRNR on an imputed rental income, at 24 percent for non-EU residents, even when the home is empty. Owners also pay IBI, the annual municipal property tax.
Can I get residency in Spain by buying a home?
Not through property alone. The Golden Visa real estate route was suspended for new applications in April 2024. Alternatives include the Non-Lucrative Visa and the Digital Nomad Visa, which do not require a purchase.
Can I rent out a holiday home in Ibiza or Menorca?
Short-term rentals in Spain are regulated at regional and municipal level, and the Balearic Islands are heavily regulated. A property without a valid rental licence cannot legally be let on short-term platforms, so confirm the licence status before you buy.
