Vetted does not mean recommended for you. It means we have read the licence, the rental agreement, and the refurbishment schedule, and can tell you what they oblige you to.

The brand's service specification is contractual, not aspirational. Maintenance, staffing, and common-area standards are held to it long after the developer has moved on.
Resale Liquidity
Branded stock trades against a recognisable benchmark rather than a purely local comparable set, which matters most in exactly the markets where local comparables are thin.
Managed Rental Programmes
Most schemes include an operator-run rental programme, so a property that sits empty ten months a year is still working. Terms vary sharply - we read them before you sign.

- Whether the brand licence survives a change of developer or operator
- What the rental programme actually pays out, net of the operator's split
- Mandatory refurbishment contributions and how often they are levied
- Owner-use restrictions during peak season
- Foreign-ownership limits and how the scheme structures around them
